Minto Communities’ Harbour Isle Project on Perico Island
Perico Island is a small sparsely populated island at the west end of SR64/Manatee Avenue. The Harbor isle project is located on the northwestern edge of the island, just before the ICW bridge to Anna Maria Island. The community is a comfortable bike ride to the Manatee County Public Beach.
Minto is a well respected Canadian-based home builder that has been building in Florida since the late 1970’s. The company currently has 2 active projects in Manatee County – Harbor Isle and Hazeltine in the Country Club East section of Lakewood Ranch.

Mangrove Walk (a condominium) will be the first phase of construction on the 352 acre parcel. Mangrove Walk will eventually consist of 16 two floor buildings with 3 residences per building. One residence will be on the ground floor along with private 2 car garages for all 3 residences. Two more residences will be on the second floor. Each residence has its own private entrance. Private elevators are an option in the second floor residences.

The buildings all carry the US Green Business Council’s prestigious LEED Certification which means that the homes are very cost efficient, energy saving green homes. Estimates are that a LEED certified home uses 30% less energy than a newly constructed home that is not LEED certified. If you own a 30+ year old home, odds are the savings are even more, perhaps as high as 70%. Add to this the reduction in insurance costs versus an older, West Bradenton home and, with today's low interest rates and high energy costs, you could finance a huge portion of the purchase price through the insurance and energy savings.

The buildings are all concrete block with Hardy board exteriors. The floors are all poured concrete and employ the Hambro steel joist solution for maximum strength and noise reduction.

There are 2 series of buildings (Seascape and Island) with slightly different floor plans in each series. The floor plans are all spacious ranging in size from 1621 s.f. (2BR/2BA with den) to 2,906 (3BR/3BA/Den plus optional 3rd floor observatory and retreat). Base prices (as of this post) range from $326,900 to $468,900.
Maintenance fees will eventually be $449.04 per month (they are less for now pending the completion of the amenities) and will include structural insurance on the buildings, pest control, reserves for roof and painting, gate house, Mangrove Walk and Kayak Launch amenity center, exercise trails, landscaping, streetlights, irrigation, and the Beach Club amenity center that will eventually be built on the west shore. There are also plans for a marina (on the site of the former Northbay Marina).
